1. Which TP Scheme Is It In?
"Dholera" isn't one single area. It's made up of many zones, called Town Planning (TP) Schemes. Some are already developed with roads and utilities in place. Others are still waiting on basic infrastructure. Before you get excited about a listing, ask which exact TP scheme the plot falls under. If a seller can't answer that clearly, that's a red flag.
2. Is the Land Approved for Residential Use?
Not all land inside Dholera SIR is automatically ready to build on. Land needs to go through NA (non-agricultural) conversion and get the right approvals before it can legally be used for housing. Always ask for this in writing. Don't just take someone's word for it.
3. What Does the Road Actually Look Like?
Brochures love to mention wide roads and great connectivity. But plans on paper don't always match what's on the ground yet. If you can, visit the site and see the road access yourself. If a visit isn't possible, ask for recent photos or videos, not just architectural drawings.
4. Who Is the Developer, and What Have They Delivered Before?

Do earlier buyers seem satisfied? A quick search or a conversation with past customers can save you a lot of trouble later.
5. How Will You Pay, and What Are You Actually Buying?
Some Plots in Dholera are ready to register right away. Others are sold as a booking against a layout that's still being finalized. These are very different things, even if they're marketed similarly. Make sure you understand exactly what stage the land is at, and get the full payment plan in writing before you commit.

Dholera is still a developing region. That's exactly why it's an exciting opportunity — but it's also why buyers need to be a little more careful than they would be in an already-built city. Prices can look very similar across different listings, even when the actual land, paperwork, and risk levels are completely different.
