Many buyers of Dholera SIR Plots live in other cities or countries and cannot visit before they decide. A live video visit can help, if you run it properly. A pre-recorded video can hide a great deal. This guide explains how to conduct a useful virtual visit, what to ask the person on site to show and what a video cannot tell you. It supports an in-person visit and does not replace one. See Plots In Dholera for current options.

Why Do a Virtual Visit at All?

  • To shortlist. You can rule out plots that clearly do not fit.

  • To prepare questions before a trip.

  • To see more than one plot without travelling.

  • To check a plot you already own from a distance.

Why Must the Video Be Live?

A recorded video shows what someone chose to film. A live call lets you direct the camera, ask for a different angle and see the place as it is right now. Insist on a live call.

How Should I Prepare?

  1. Get the plot details in writing: village, survey number, plot number and the layout plan.

  2. Ask for the GPS pin and load it on your own map before the call.

  3. Share your list of questions beforehand.

  4. Schedule the call in daylight, ideally in the morning, so that you can see clearly.

  5. Test the connection. Ask whether the signal at the plot is good enough for video.

What Should I Ask the Person on Site to Show?

  • The starting point. Ask them to share live location at the start, so that it matches your pin.

  • Each corner marker. Walk to each corner in turn, with the layout plan in hand.

  • The plot number, painted, marked or shown on the plan against the ground.

  • The road in front. Pan along it in both directions. Ask what is built and what is only marked.

  • The ground. Ask them to show low spots, damp patches, cracks and any water marks.

  • Neighbours. Show what is on each side, such as plots, fields or buildings.

  • A tape measure. Ask them to measure one or two sides while you watch.

  • Utility signs. Poles, lines, manhole covers or markers.

  • A slow 360-degree turn from the middle of the plot.

What Should I Look For on the Screen?

  • Whether the surroundings match the satellite view on your map

  • Whether the corner markers look consistent with the layout plan

  • Whether the road is built, partly built or only marked

  • Whether the plot is lower or higher than the road

  • Any sign of dumped material, farming or structures on the plot

Our guide TP4B2 Dholera: Residential and SCO Plots explains how to think about the scheme and road access for plots in that area.

What Can a Video Not Show?

  • Soil quality and groundwater. A video cannot tell you about these.

  • Noise and smell at different times of day.

  • How the plot behaves in heavy rain.

  • The true condition of documents. A lawyer must verify those.

  • Boundaries beyond what is visible. Boundary markers can be moved.

For these, plan an in-person visit or send a trusted local contact with a checklist.

What Are the Red Flags?

  • A video that is “not possible right now”

  • A pre-recorded clip offered instead of a live call

  • A person who will not walk to each corner

  • Sudden “connection problems” when you ask about the road or the markers

  • Pressure to book because you “have seen enough”

What Should I Do After the Call?

  1. Write down what you saw the same day.

  2. Compare it with the documents you were given.

  3. Ask for photos with the date visible.

  4. Schedule a second call, at a different time of day.

  5. Share the plan with your lawyer.

  6. Plan an in-person visit before you pay.
