Lodha Whitefield Hope Farm – India’s No.1 Developer’s Ultra-Luxury Launch
Share article
Lodha Whitefield (also called Lodha Hopefarm) is a pre-launch ultra-luxury project by Lodha Group at Hope Farm Junction, Whitefield. It offers large 3 and 4 BHK homes starting at ₹4.59 Cr on an 8.3-acre site with walkable metro access and proximity to major tech parks. RERA registration is still awaited as of late 2026.
This is the current reality. Everything else is detail.
What exactly is Lodha Whitefield / Lodha Hopefarm?
Lodha Whitefield is the same project as Lodha Hopefarm Whitefield. Both names refer to one development by Lodha Group at Hope Farm Junction in East Bangalore.
It sits on 8.3 acres with approximately 5–6 towers and 550–600 units. The theme is layered forest resort living with an Art Dec façade influence. Architecture is by Kapadia Associates, landscape by Landscape Tectonix, and clubhouse interiors by YODEZEEN.
Homes are deliberately large-format only. No compact 2 BHKs here.
What is the current Lodha Whitefield price?
The confirmed pre-launch pricing is:
- 3 BHK (carpet 1,650–1,750 sq.ft.) – ₹4.59 Cr onwards
- 4 BHK (carpet 2,050–2,150 sq.ft.) – ₹5.76 Cr onwards
EOI amount is ₹7.20 lakh. A Lodha Voucher Program is also available in the same denomination.
These are base figures. GST, stamp duty, registration, floor-rise, parking and other charges will add to the final cost. Treat every number as indicative until the official RERA cost sheet is released.
Where is Lodha Whitefield located and how good is the connectivity?
The site is at Hope Farm Junction, Whitefield, adjacent to the Alembic City campus (Google) and opposite Mahindra Blossom.
Key distances from the project:
- Hopefarm Channasandra Metro (Purple Line) – about 1 minute walk
- ITPL – ~10 minutes
- Swiggy HQ / Sumadhura Capitol Towers – ~5 minutes
- Brigade Tech Park – ~5 minutes
- EPIP Zone – 20–25 minutes
- Manipal Hospital Whitefield – 15–20 minutes
- National Public School – 10–15 minutes
- Delhi Public School – 15–20 minutes
- Nexus Whitefield – ~15 minutes
- Kempegowda International Airport – 50–60 minutes
This is not a distant “upcoming corridor.” It is already inside the daily orbit of Whitefield’s tech workforce.
Is Lodha Whitefield RERA registered?
No. As of the latest available checks in late 2026, Karnataka RERA registration has not been filed. The project remains in the Expression of Interest stage.
This is the single most important risk factor. Until RERA is live, there is no statutory protection on possession date, sanctioned plans, or escrow. EOI amounts are typically refundable, but the legal safety net is thinner than a registered project.
What makes the architecture and design different?
Most Whitefield projects prioritise unit count. Lodha Whitefield Hope Farm prioritises open space and horizontal living.
The design brief is a layered forest resort across 8.3 acres with roughly 80% open and green areas. Homes feature large decks and horizontal living rooms. Certain towers will offer only 4 BHKs. The top 3–4 floors are reserved for penthouses and duplexes.
Kapadia Associates (architecture), Landscape Tectonix (landscape) and YODEZEEN (clubhouse & interiors) form a design team rarely seen together in East Bangalore launches. This is not brochure language — it is the actual team credited by the developer.
