His background includes Manhattan multifamily and commercial development, suburban land and subdivision projects, residential properties, and large-scale commercial initiatives. Working through different economic environments has shaped his approach to evaluating opportunities and managing risk.
Experience Through Market Cycles
Lipton's career has included periods of significant financial turbulence, including the Savings & Loan crisis, the recession of 1990–1991, and the 2008 financial crisis.

The International Gem Tower
One of the defining projects of Lipton's career was his role as a partner in the development and international marketing of the 740,000-square-foot International Gem Tower in Midtown Manhattan.
During the 2008 financial crisis, the project faced significant challenges as construction activity and market confidence declined. Lipton became involved in the international marketing effort, presenting the project in Antwerp, Tel Aviv, Mumbai, Hong Kong, Shanghai, Dubai, Panama, and throughout the United States.
The experience demonstrated that successful development requires more than construction. Relationships, communication, market positioning, persistence, and the ability to maintain a long-term vision are equally important.
Housing and Economic Impact
Lipton has also shared his perspective on housing development and the broader economic impact of real estate. His experience with a 100-unit apartment development on Manhattan's West 41st Street provided an example of developing housing during a challenging economic period.
The project focused on smaller apartments at lower, more affordable rents and was ultimately constructed, rented, stabilized, refinanced, and sold at a profit despite significant economic turbulence.
Lipton has also discussed how structured tax incentives can encourage private investment in housing and how development can generate employment, construction activity, and additional economic activity within surrounding communities.
